Plans approved for extensive development in Clay Cross

Plans to construct 825 homes alongside a hotel and retail and industrial space on a site at Egstow Park in Clay Cross have been recommended for approval, a news report in the local media has been able to suggest.

The St Modwen’s scheme, which the developer has said could create up to 680 jobs, will feature a 90-room hotel, 27,836 sq ft of retail space, 4,240 sq ft of restaurant and cafĂ© space and 269,097 sq ft of light industrial space.

The brownfield site, six miles south of Chesterfield, was acquired by the developer in June 2013 after the previous owner went into administration.

The original planning permission for the site, which is for 980 homes and 270,000 sq ft of employment space, a hotel and a neighbourhood centre, is set to expire this summer.

A council document published ahead of the meeting said: "It is considered that the economic and social benefits of the scheme would be significantly positive whilst the environmental impacts would be mixed.

"Weighing all three factors together it is considered that the economic and social benefits that would be brought by the scheme outweigh the environmental harm leading officers to conclude that in general terms the application is considered to be acceptable."
